1. Once you own a property in spawn, it is yours to keep or transfer unless you lose privileges to be part of the spawn region, you are inactive for too long, or you leave your build incomplete for too long. You may lose your spawn privileges at staff's discretion by breaking the rules of spawn. If you go inactive for 5 months without messaging Antilogy or the current spawn manager, your land/building will become property of the server. Any items in the build will be stored for another month. Once you are dewhitelisted, any items in storage will become property of the server. If you purchase an incomplete building and you do not finish it within 1 month, your build and anything in it will become property of the server. If your region gets deleted, then your port will also be removed. If you need an exception to these rules, contact Antilogy or the current spawn manager.

2. While you own your building, you may transfer it to anybody you want, so long as the buyer is in good standing (i.e. has or is eligible for spawn privileges). Please notify Antilogy or the current spawn manager to make the change so that accurate records may be kept.

3. You may only own up to 1 home and one RP based build (shop, guild hall, stall, et cetera) per character, with a maximum of 4 builds per minecraft account. Exceptions can be made for RP purposes at staff's discretion (for example, a property agent who wants to buy spawn property for resale).

4. You may make tasteful modifications to the exteriors of builds you own. You may do things such as add windows, change window coloring, add a fireplace/chimney, et cetera. You may not add on to your builds without staff approval. You may not change build materials on the exterior of your house without staff approval. Staff reserve the right to revert builds if modifications are not tasteful or do not comply with the rules.

5. You may make appropriate modifications to the interiors of the builds you own. You may do things such as change the floor/ceiling, put up different walls, build furniture, add staircases/lights, et cetera. You are not allowed to change a wall if it changes the exterior or affects your neighbor's walls as well.

6. You may build 1 floor basements underneath your building. The height of your basement must be reasonable. You may not put basements underneath things that do not usually have a basement. You may connect to the sewer if you desire.

7. You must do your best to mitigate lag. This means not using floating slabs as floors, minimizing the amount of entities around, minimizing use of redstone and running water, and limiting item frames, paintings, and signs. Staff reserve the right to make modifications to your builds to minimize lag.

8. SL is a Moderate Region. Be sure you understand the consent rules before you venture into the depths of alleys. Ask players before breaking into their property or stealing their items- as well as enacting violent shenanigans. Repeated violations of consent rules may result in removal of spawn region privileges.

9. You may not change other people's (or the server's) builds without permission. Doing so will be considered griefing and will result in appropriate response from staff.

10. Properties may be used for specific purposes only. (please note, permanent ooc shops currently not allowed). You must get approval from staff if you do not use your property for one of the following purposes:
A. Travel (stables, carriages, and ships)
B. IC Housing
C. IC Trade/Business
D. Guilds/Organizations
E. Temporary OOC trade (market events, et cetera)

11. You may purchase builds. For all builds, exteriors will be complete and the state of interior will vary. If you buy a build with an incomplete interior, you may finish it yourself or you may hire staff, the spawn build team, or anybody you want. You may order modifications to the exterior of these builds for an extra fee. Certain modifications may require approval from the spawn team, so it's safer to ask.
A. Pre-existing builds from server or other players- These are already standing in spawn and will be cheapest.
B. Builds from the Spawn Creative world- These homes will be built by the spawn build team or submitted and selected during build contests. They will be reasonably priced. Staff prefers filling open builds before building new ones. These builds may be flipped/rotated, and the terraforming to make the build fit will be included.
C. Completely Custom- You may order a completely custom build. These will be most expensive and time consuming.

12. Subterranean build privileges- You are not allowed to build underground (past your own basement) without permission from staff. There will be opportunities to build underground tunnels and builds, which may or may not be attached to the sewers. It may be possible to locate organizations within these spaces if it makes RP sense. The rules for underground building are somewhat relaxed; no building directly under roads, and no building where people may want to build basements. If you are interested in obtaining subterranean build privileges, contact Antilogy or the spawn manager.

13. Fundraising- To facilitate the funding of spawn, funds may be raised by selling unused and/or repossessed materials, new/repossessed builds, tasteful naming rights to server builds/streets, market stalls, and custom work on such items. Players are also free to make donations; a donation chest will be set up and players may donate radiants by using /money pay Server <amount>

14. Tracking Property- There will be threads on the forums that keep track of property and current owners. There will also be threads for selling builds from our spawn creative map. You may use these lists to determine what is for sale. Live builds will also have signs somewhere on the build that says the name of the property, who owns it, and when they bought it. These signs are for staff purposes only. Do not touch them-- if you transfer a property, you must tell the spawn management team and they will change the sign.

15. Staff reserve the right to add, remove, or modify rules at any given time and will provide notice by posting on this thread.

16. All King's Law rules apply.
